Terms, Conditions and Policies

RV Site Cancellation Policy: $25 cancellation fee if cancelled prior to 7 days of arrival. If canceled within 7 days of arrival, deposit is non-refundable. Rescheduling a reservation must be done a least 24 hours prior to arrival date. If done day of arrival, the deposit is forfeited and will not transfer to new dates. **Extended stay reservation (30 day or longer) deposits are non-refundable**.
MONTHLY RATE SITES OR COTTAGES ARE NOT AVAILABLE ONLINE. PLEASE CALL THE OFFICE FOR AVAILABILITY.
Cottage Cancellation Policy: $25 cancellation fee if cancelled prior to 14 days of arrival. If cancelled within 14 days of arrival, deposit is non-refundable. Rescheduling of a reservation must be done at least 48 hours prior to arrival date otherwise deposit is forfeited and will not transfer to new dates. **Extended stay reservation (30 day or longer) deposits are non-refundable**.
Resort Fees: All fees will be collected day of arrival using the card on file. We will need a credit card on file for all reservations.
Speed Limit: Speed limit is 7.5 mph while in the resort. Failure to obey the speed limit will result in dismissal from the resort.
Resort Courtesy: Quiet time is between 10:00PM and 8:00AM. Please respect your neighbors – do not cut through their site. Please place sewer hoses and electric cords on gravel as much as possible to avoid damage from mowing.
Vehicles: Maximum of 1 RV and 2 vehicles per RV site and 2 vehicles per cottage. No parking on grass. All vehicles driven within the resort must be reasonably quiet and can only be driven on roadways. Only licensed drivers may operate a motorized vehicle within the resort.
Golf Carts: Electric golf carts only and must be registered, insured and driven by a registered licensed driver. No off-road vehicles street legal or not, will be allowed to “cruise” around the resort.
Children: Children under 16 must be under direct adult supervision at all times and follow appropriate safety rules while biking, swimming or participating in any other activities.
Visitors: Limit of 3 visitors per site. All visitors must register at the office and be accompanied by a registered guest. $10 per day for visitor armband.
Pets: We welcome well behaved pets. Daily guests are allowed a maximum of two large dogs or three small dogs. Monthly guests are limited to 2 dogs. Owners must pick up after pets. There is a $100.00 fine for those found not cleaning up after their pet. Pets are not allowed in any resort buildings, swimming pool or patio areas. Leashes and tethers should be no more than 6 feet long. NO PETS ALLOWED IN COTTAGES. Owners MUST be in attendance when pets are outside. Aggressive behavior towards guests or other pets will not be tolerated and guest may be asked to leave the resort.
Trash: Dumpsters are located near the front of the Resort by the Pickleball Courts. Please bag all garbage items before taking to dumpsters.
Smoking: Smoking is prohibited in all cottages, buildings, and pool areas including e-cigarettes. Please dispose of cigarettes in outside provided containers.
RV/Vehicle Wash: Do not wash your vehicles or RV.
Grass & Trees: Please do not place mats or carpets on the grass. Please place sewer hoses and electric cords on gravel as much as possible to avoid damage from mowing. No cutting or trimming of trees or foliage. No cloth lines allowed.
Tents: No tents permitted.
Private Bath Suites: Please do not wash pets, clothing, dishes, etc. in Bath Suites. No smoking allowed in Bath Suites.
Laundry: The resort offers 2 laundry facilities for your use. Quarters are available at the office. Please do not wash pet beds or rugs in the machines.
Fitness Center: The fitness center is located in the Recreation Building and is equipped with state-of-the-art equipment. Please use at your own risk. Children under 18 are not allowed in the Fitness Center with or without an adult.
Pickleball Courts: The pickleball courts are open every day. Equipment is located at the court. Please no pets, bikes, rollerblades or skateboards in the pickleball area.
Mini Golf: The mini golf is open every day for your enjoyment. Clubs and balls located at hole #1. Please, no bikes or pets allowed on the mini golf course.
Swimming Pools: Pools and spa are open May 1 - October 1 from 10:00am - dusk for your enjoyment. Please be aware that there is NO lifeguard on duty. Proper attire is required. No glass, animals, or smoking including e-cigarettes in pool areas. See rules posted in the pool area for more information. No children under the age of 16 allowed in the spa. All children under age 16 must be accompanied by an adult.
Facilities Closures: Facilities may be temporarily closed for private parties, activities, maintenance or other health and safety related issues. Please observe all closed signs as posted.
Protection of Property: We advise each of our guests to exercise caution with their personal property. Please ensure you lock up bikes and lock your vehicles. We advise the use of pressure regulators for water and surge protectors for electricity. Raleigh Oaks is not responsible for any theft or damages to your personal property. This property is privately owned. We reserve the right to refuse service to anyone and will not be responsible for accidents, injuries or loss from any cause.
Guests Responsibility: All guests are responsible for their conduct and that of their visitors, children & pets and for any damages resulting from their actions. All guests of Raleigh Oaks RV Resort & Cottages (RL) who stay at any site or use any of the facilities, does so at their own risk. RL is not responsible for injuries or damages of any sort for any reason. All guests of RL agree to release RL and its affiliates, officers, family members, volunteers, fellow guests and employees of all liability for the loss or damages to property, and injury to his/her person arising out of his/her use of the RL facilities and agrees to indemnify and hold harmless RL, its officers, family members, volunteers, fellow guests and employees against any and all claims of any type.
